What are your application requirements?

Everyone over the age of 18 must complete an application. The fee is $60 per application

Is there a late fee for overdue payments? Is there a grace period?

Late fee is 5% of rent. Grace period is until the 5th

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Criminal check is done after credit and is followed in accordance with The Just Housing Ordinance. Payment history, length of credit and other factors are taken into consideration. Bankruptcies aren’t an automatic decline, but they have to be discharged for a year.

You will be required to pay the first month's rent prorated based upon date of move-in.

How can I pay my rent? What forms of payment are acceptable?

Rent can be paid on the resident portal with a Visa, MC, or checking account

Utilities are not included in the rent, average cost is dependent on size of the apartment

What utilities are not included in the rent?

No utilities are included (water, sewer, gas, electric, and trash)

Pest control of $6 is not included in the rent

Typically, it's annually at lease renewal

Under what circumstance can a landlord terminate your lease?

Non-payment of rent, criminal activity, drug use, and lease violations depending on severity

What happens if I need to move out before my lease expires?

There is lease buyout option and the cost is 2X the monthly rent plus 60 days notice is required

Are there any fees associated with moving in or moving out?

Final utilities and any damages beyond normal wear and tear

Can the apartment be listed on AirBnB?

No, the apartment can't be listed on AirBnB

What are the occupancy limits?

Two occupants per bedroom

Can the apartment be sublet?

No, subletting is not allowed

Application fee of $60 per person over the age of 18, and a $250 administration fee non-refundable.

You can smoke in your apartment, smoking within 15 feet from doors or inside buildings is prohibited

No changes or alterations are allowed

What is the parking situation?

Parking is open, spots aren't assigned and a parking sticker or guest pass is required to park overnight

Is there a fee or permit required for parking?

Yes, parking is stickered or permit parking only. Each lease holder can purchase one parking sticker for $50 or guests can purchase a pass for $5 a day

Guest can park anywhere, but will need a visitor pass, cost $5 per day, for overnight parking

60 day written notice, day of move-out turn in keys and parking pass to office during business hours

Do you allow pets? What is the pet policy?

We are a pet-friendly community; we love our furry friends. Dogs and Cats are permitted. A total of two pets are allowed per household. The Element utilizes petscreening.com for all animal screening before move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent can range from $15-$45 per month per pet. Pet rent is based on petscreening.com recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers,  and Akitas.

Each building has laundry rooms for residents to use. Only our three bedroom Hickory townhome has hook-ups so a future resident can bring their own washer and dryer.
